Ownership status, planning and building position, pricing logic, location quality, development profile and title deed stage are all reviewed before commitment.

Coordinated with trusted valuation professionals operating under RICS standards and International Valuation Standards — to confirm the asset is priced on a rational basis.

Legal due diligence

Verification of registered ownership, encumbrances, contractual structure, planning and building permits, and the development's stage. Cyprus buyer-protection rules were strengthened in late 2023.

Reservation / offer stage

Conditions of any deposit, refundability, what is being reserved and what documentation must follow before contract — all clarified before money moves.

Contract of Sale

Property and price, payment stages, specifications, timelines, default protections, title deed obligations and seller compliance — clearly defined.

Stamping & deposit at the Land Registry

The contract is stamped and deposited within six months. This activates the protections of the Sale of Immovable Property (Specific Performance) Law.

Construction monitoring

Architect, supervising professionals and continuing responsibility through completion are documented — supporting final approval and title deed issuance.

Payments by agreed milestones

Linked to legal and construction milestones, not pressure: reservation, contract, stage payments, completion and a retention mechanism where appropriate.

Delivery, compliance & title follow-up

Delivery inspection, snagging, compliance with approved plans, final approval status and continued follow-up toward separate title deed issuance.
